What We Do

Leasing

We market on all rental sites, schedule and show properties, handle and prequalify all applications,  and screen applicants for credit history, income, rental history, terror watch and criminal background. We negotiate leases and terms. We prepare and have signed all legal lease documents. We handle leasing agent commissions.

Onboarding

Onboarding services into our portal for owners and tenants to help facilitate efficiency and centralization of communications for both tenants and owners. We manage move in and move outs, coordinate make ready and needs repairs. Provide move out procedures. Facilitate move in documents for tenants. Account and disperse security deports for move out tenants.

Lease & Rent administration

Rent collection administer charges, notices (rent and renewals), administer HOA lease violations to tenants provided by owner. We assistant tenants in property maintenance by offering a maintenance program. We administer eviction process and assistance.

Maintenance and Work orders 

We receive and process work orders, schedule contractors, follow up and pay contractor invoices. 24 hour emergency line provided for tenants.

Financial & accounting 

We prepare monthly financial reports, we prepare year-end reports, we prepare 1099 tax documents, we distribute owner rents monthly. We provide 24-hour access to owners for document review. We distribute owner draws electronically.
